Most pricing advice is three comparables and an instinct. Ours is more than five hundred homes we have sold ourselves since 2017 — what happened, on which street, in which market, and how long it really took.
In 2018 the homes we sold took a median of seventy-one days. In 2022, fifteen. In 2025, twenty-six. Those are our own numbers, not the board’s, and they are why we can tell you what your house will do rather than what you would like to hear — or tell you that the one you have fallen for has been sitting for a reason.

How This Started
We Started As The Client.
Years ago Tara was selling her own home in Airdrie, and sat through every listing presentation in town. Lovely people, all of them. But she had spent eleven years running a marketing agency, and a broadcasting career before that, and she kept waiting for someone to bring her an idea.
So she built the house its own website and ran the campaign herself, unlicensed, because it was the only thing she knew how to do.
If I can do this for my own house, with no licence and none of the tools — why is nobody doing it for everyone else’s?

Whether you’re buying or selling, these don’t change. One of them costs us money every single time.
We Move First
Every listing has had a film on it since our very first one in 2017 — back when almost nobody here was doing it. We added 360° walkthroughs the week they existed. It’s all standard now, which is rather the point: we don’t wait for things to become standard.
We Stay On Your Side
If a buyer comes to us directly on your listing, another agent on the team writes their offer, so the person you hired never ends up representing both of you. It costs us money every time. We think that’s rather the point.
We Tell You The Truth
One of our own homes sold in eight days. One took a hundred and five. One didn’t sell at all. All three are on this site. Selling, you get a range and the reasoning. Buying, you get told what’s wrong with the house as readily as what’s right.
What You Can Expect
Someone Who Keeps Moving.
A house on the market is not a thing to be left alone and hoped over. If it isn’t doing what it should, we will tell you why, and we will come to you with something to try — a change of presentation, a change of price, a different way of reaching the buyer who hasn’t seen it yet.
Buying works the same way. If what you want isn’t on the market this week, that is not the end of the conversation. We have sold in most of these communities and we know a great many of the people in them, so we will go and ask — and in the meantime we will tell you honestly which houses are worth your Saturday and which are not.
You will always know where you stand, you will hear from us before you have to chase us, and you will never be handed a problem without an option attached to it. That is most of what we think this job actually is.
